- A payoff will be provided to the title company for the B-C HUD.
- The final HUD requires approval from both you and me.
- Funding happens immediately once the B-C funds are received!

The Cost
EMD Request
We charge a flat 40% return on all EMD deals with a $1,500 minimum return. That means IF the deal closes, we would receive the initial amount plus 40%. We also charge a minimum $250 non-refundable fee prior to funding your deal to pay our transaction coordinator.
Double Close Funding
We charge a flat 1.5% fee on all double closings with at least 1 weeks notice. If you need the money quicker than that we will have to review to confirm. Our minimum return is $1,500 on smaller deals.
PML Funding
We charge a 12-18% minimum fee on PML deals with at least 10 days notice. If you need the money quicker than that we will have to take in consideration for the deal.

What are your fees?
Our fees start at 40% return for EMD lending and 1.5% for double-close funding. These rates can adjust depending on deal duration and risk levels. PML starts at 12%.
What qualifies as transactional funding?
A double closing is a real estate transaction method where two back-to-back property sales occur on the same day, involving three parties: the original seller, the investor (middleman), and the end buyer.
Here’s how it works:
First Transaction: The investor agrees to purchase the property from the original seller.
Second Transaction: The investor simultaneously sells the property to the end buyer at a higher price.
During a double closing, the investor typically uses the funds from the end buyer to complete the purchase from the original seller. This allows the investor to profit from the difference in sale prices without needing to use their own funds for an extended period.Double closings are often used in real estate wholesaling and transactional funding, allowing investors to efficiently facilitate deals and earn profits by connecting motivated sellers with interested buyers.
Do you provide EMD funding for end buyers?
Yes, we can provide EMD funding for end buyers, though it’s uncommon. We prioritize protecting our funds, typically by requiring an inspection period. If your deal lacks an inspection period or the EMD is non-refundable, we won’t be able to fund it.
Is there a maximum funding amount?

How fast can you fund a deal?
While we ask for 48 hours’ notice to fund a deal, we have successfully funded deals quicker. To streamline the process, it’s best to submit your deal for review as early as possible.
What if the deal falls through?
If the deal doesn’t close, you won’t owe the 40% fee. Your only expense will be the upfront fee, which covers the work already completed by our transaction coordinators.
